Since its first live/work project in 1985, MPF has developed and managed over fifty commercial and residential projects. During that time, we’ve transformed many neglected properties into thriving live/work communities and mixed-use buildings.

These projects, such as the historic Tribune Tower, Telegraph Lofts at the site of the former Sears Roebuck store in Oakland, and the Bakery Lofts at the site of the former Remar Bakery in Emeryville, are representative of our approach to revitalizing urban neighborhoods through mixed-use projects.

MPF's projects range from ground-up construction of urban infill developments to adaptive re-use and rehabilitation of historic landmarks.

The team is qualified to review final construction and bid documents, and selection of a qualified contractor(s), as well as preparing timelines and establish target dates for reaching significant project milestones.

Our company's experience in long-term building management and budgeting, along with knowledge of long-term operational and maintenance requirements for residential and commercial buildings, is beneficial during preliminary feasibility and design. We are experienced in utilizing Federal Historic Tax Credits to create value and supplement returns to investors. Utilizing Federal Historic Tax Credits is one strategy that has allowed MPF to continue to develop multi-family projects that meet long-term return objectives.
